Concrete for Comstock Park's Close-Set Streets
Comstock Park is an unincorporated community just north of Grand Rapids, split between Alpine Township on the west and Plainfield Township on the east, and concrete contractors here mostly work on established homes on compact lots. The 2020 census counted 10,500 residents and 4,839 housing units on just 3.89 square miles, which works out to more than 1,200 homes per square mile. Because Comstock Park is a census-designated place, building and permit questions go to Alpine or Plainfield Township, depending on which side of the line you live on.
Three names in 70 years
Daniel North settled here in 1838, and the place was called North's Mill. It was renamed Mill Creek in 1848, after the creek that still runs through it, and became Comstock Park in 1906, named for Charles C. Comstock, who served one term in Congress from 1885 to 1887. The Grand River flows just east of the community, and the elevation is about 659 feet.
Creek and river ground often means a high water table and soils that stay damp. Concrete poured on damp, poorly compacted soil tends to settle and crack, and water trapped under a slab lifts it when it freezes. We remove soft soil, compact a crushed-gravel base and grade each slab so water drains away.
What compact lots need
On close-set streets, concrete jobs have their own set of challenges:
- Narrow side yards that limit how forms and concrete reach the back
- Shared property lines where a new drive must stay on your side
- Detached garages at the end of long, single-lane drives
- Front steps close to the public walk, with little room to add a landing
We measure carefully, protect neighboring property and plan access before we start. On some jobs, a concrete pump or buggy is the cleanest way to reach a back yard without crossing a neighbor's lawn.
Ballpark and trail neighbors
LMCU Ballpark, home of the West Michigan Whitecaps, is in Comstock Park, and the Fred Meijer White Pine Trail passes through the community. Homes near the trail and ballpark often see more foot traffic, and owners want walks and steps that stay level and safe. When a single sidewalk panel heaves and catches a toe, we can saw-cut and replace that panel instead of redoing the whole walk.
Common jobs here
Driveway replacement and widening top the list, followed by new rear patios, garage floors, front steps and service walks. Many Comstock Park homes have original concrete that has been through decades of freeze-thaw. Patching may hide a crack for a while, but if the base underneath has failed, replacement is the fix that lasts.
A planned upgrade
Many Comstock Park owners tackle concrete in stages. A common order is the drive approach and driveway first, since that takes the most abuse, then front steps and walk, then a rear patio. We can price the full plan up front and schedule each stage when it suits your budget, so the finishes and joint lines match from one year to the next.
Built for lake-effect winters
The Grand Rapids area averages about 75 inches of snow a year. We use air-entrained concrete for all exterior pours and suggest a penetrating sealer once the slab has cured. Call (616) 727-8573 to set up an estimate.

Comstock Park Questions
Who issues permits in Comstock Park?
It depends on your address. Comstock Park lies in both Alpine and Plainfield townships, so we check with the right township before scheduling.
Can you replace just one sidewalk panel?
Yes. We saw-cut the damaged panel, fix the base under it and pour a new section that sits level with its neighbors.
How do you reach a back yard on a narrow lot?
We use wheelbarrows, a concrete buggy or a line pump depending on the distance and access, and protect the lawn on the way.
Can you pour a new garage floor without removing the garage?
Yes. We break out the old floor by hand or with small equipment, rebuild the base and pour a new slab inside the existing walls, sloped toward the door.
