Concrete in Cutlerville

Cutlerville is an unincorporated community about 3 miles south of Grand Rapids, and concrete contractors here work across two townships. Most of Cutlerville lies in Byron Township to the west, with a smaller eastern part in Gaines Township. The census-designated place grew 24 percent between 2010 and 2020, from 14,370 to 17,849 residents, and the 2020 census counted 7,197 housing units on about 5.75 square miles. That mix of established neighborhoods and recent growth keeps our crews busy with both replacements and new pours.

From one family's farm

John Cutler came from New York with his wife and ten children, bought 312 acres here in 1853 and built a log cabin. In 1891, John I. Cutler built the Cutler mansion, which in 1910 became the nucleus of Pine Rest Christian Mental Health Services. Pine Rest is still a landmark in the community today. Most homes in Cutlerville, though, came much later, as the area filled in with suburban streets between the cities to the north and the farmland to the south.

Buck Creek and drainage

Buck Creek flows through Cutlerville on its way to the Grand River. Downstream in Wyoming, Wikipedia notes, the creek carved a valley of dark loam soil. Ground along creeks is often softer and wetter than higher ground, which is fine for gardens but poor under a slab. When we dig out an old patio or drive near the creek, we remove soft material and replace it with compacted crushed gravel. Then we set the slope so water runs to the yard or street, not toward the house or into the garage.

Two types of homes, two types of jobs

Established neighborhoods. Homes from the postwar decades often have original driveways and walks that have cracked, scaled or settled. Full replacement is common, along with new garage floors and rebuilt front steps.

Newer houses. Homes built during the 2010s growth usually have sound driveways but small or missing patios. Owners call us for stamped patios, walks to the back yard, side pads for trailers and slabs for sheds.

What makes a slab last here

Four things matter most in West Michigan:

  • A firm, well-drained gravel base, compacted in lifts
  • Air-entrained concrete, which resists freeze-thaw damage
  • Control joints spaced so cracks form where we want them
  • A finish and sealer suited to salt and snow

The Grand Rapids area averages about 75 inches of snow and around 138 nights below freezing each year, so we never skip these steps.

Pine Rest and the older parts of town

Pine Rest Christian Mental Health Services, which grew from the Cutler mansion, is still a well-known landmark in the community. Cutlerville has been filling in since the 1850s, so homes here come from many different decades. On those lots we often find a mix of concrete ages, with a drive from one era and a walk from another. We replace what has failed and leave sound concrete in place.

Cutlerville Questions

Which township issues my permit in Cutlerville?

Most of Cutlerville is in Byron Township, and the eastern part is in Gaines Township. We check your address and contact the right office.

Can you add a patio to a newer home?

Yes. We pour patios in broom, stamped or colored finishes, sized for your yard and set to drain away from the house.

Why is my old driveway breaking up near the garage?

Water often collects at the garage end and softens the base, especially where the drive slopes toward the door. Replacement with a new base and corrected slope fixes the cause.

Can you fix a front stoop that has pulled away from the house?

If the stoop has tipped or settled, the usual fix is to remove it and pour a new one on a firm base, pitched away from the door. We match the height to the threshold so the step into the house stays even.
