Concrete in a Historic River Town

Lowell is a small city about 15 miles east of Grand Rapids, and much of the work concrete contractors do in Lowell is on homes that have been standing for a long time. Daniel Marsac founded a trading post here in 1831 beside an Odawa village on the south bank of the Grand River. He platted the north side as "Dansville" in 1847, a Lowell post office opened in 1851, and the town was replatted under that name in 1854. It became a village in 1861. Today the city has 4,142 residents and 1,759 housing units, according to the 2020 census.

Two rivers, low ground

Lowell sits just north of where the Flat River meets the Grand River, at about 640 feet. About 7 percent of the city's area is water. River towns tend to have wetter soils near the banks and older drainage, so we look closely at where water goes on every lot. A driveway that slopes into a garage, a stoop that collects water against the house or a walk that ponds will fail faster here than on high, dry ground. We grade every slab to move water away from the foundation and toward the yard or street.

Downtown and older blocks

The Downtown Lowell Historic District, along Main Street (M-21), is listed on the National Register of Historic Places. The blocks around it hold older houses with porches, steps and walks that are part of the street view. On these homes we:

  • Rebuild concrete steps with even risers and a landing that meets the door
  • Replace front walks with joint spacing and a finish that suits the house
  • Pour single-lane drives to detached garages
  • Replace cracked garage floors and add new aprons

We take out only what has failed and keep good concrete where it still works.

Newer homes around the city

Lowell's population grew from 2,191 in 1950 to 3,983 in 1990, and newer subdivisions have filled in on the city's edges and in the surrounding township. Owners of those homes tend to call for patios, patio extensions, wider drives and shed slabs. Stamped concrete in a fieldstone or slate pattern suits the area's rural feel, and a simple broom finish with a smooth border is a durable, low-cost choice.

Trail town

Lowell is home to the North Country Trail Association, and the trail runs just north of downtown and along parts of the Flat River. The city also has Creekside, Recreation, Richards and Stoney Lakeside parks. People here walk a lot, so safe, level walks and steps matter. If a panel has lifted and caught a toe, we can cut it out and replace it without redoing the whole run.

A stable, built-out city

Lowell's population has barely changed in thirty years: 3,983 in 1990, 4,013 in 2000, 3,783 in 2010 and 4,142 in 2020. With little new building inside the city limits, most of our Lowell work is replacing concrete on existing homes. Lots close to the rivers see the dampest ground in town, which is where a thick, well-drained base and careful grading pay off the most.

Built for the cold

The Grand Rapids area averages about 75 inches of snow a year, and Lowell gets similar winters. Air-entrained concrete, a well-drained base and a penetrating sealer after curing give exterior concrete a fighting chance against freeze-thaw and salt.

Lowell Questions

Can you replace just the steps on my older Lowell home?

Yes. We break out the old steps, form new ones with even risers and a proper landing, and tie them into the existing walk.

My stoop collects water against the house. What can be done?

The stoop needs to pitch away from the door. If it has settled backward, replacing it with the right slope keeps water away from the foundation.

Do you work outside the city limits?

Yes. We also work in the townships around the city.
